Porous asphalt pavement can be a valuable tool for business developers, municipalities and even homeowners who are interested in storm water management. Porous asphalt pavement is an environmentally-conscious and sustainable paving solution that can offer significant long-term cost savings.
Porous asphalt allows water to drain through the asphalt and into the stone bed below. It then works its way into the soil as nature intended. If toxins were on the surface, they are swept along with the rainfall through the stone bed. From there, they infiltrate into the sub-base so that they are subjected to the natural processes that cleanse water. The size and depth of the stone bed must be designed so that the water level never rises into the asphalt.
Porous asphalt pavement can last up to twenty years before showing cracks or potholes. It is a very durable product and it retains the ability to handle rainwater for many years. Porous asphalt has been used successfully in parking lots, walkways and playgrounds, as well as high-volume highways that carry heavy trucks.
Porous asphalt tends to be a little coarser than your standard asphalt but is still smooth enough to meet the Americans with Disabilities Act (ADA) requirements and it is still an attractive option to consider during the development process.
Along with the environmental benefits that porous asphalt brings, there are also cost benefits associated with this paving process. Some local governments charge developers storm-water impact fees when water run-off from parking lots overwhelms the storm sewer system. Because porous asphalt helps reduce demands on the storm sewers, these impact fees can be eliminated.
Another cost savings comes from eliminating the need to put in a storm-water management solution such as a retention pond. The land that is normally slated for the retention pond can be developed and used as a profitable asset that adds value to the property.
An added advantage for asphalt paving contractors is that it does not require proprietary ingredients to manufacture the asphalt. Most asphalt plants can easily prepare the mix and since installing it doesn't require additional paving equipment or specialized paving skills, general paving contractors can install it as they would other paving projects.
If you're considering repaving your parking lot or are developing a plan to make the most of your development property, consider porous asphalt. Let the paving professionals at Wolf Paving help you discover the cost benefits and environmental benefits that this asphalt paving solution can offer.
Wolf Paving, an asphalt manufacturer and asphalt paving contractor has been proudly serving the greater Milwaukee and Madison area since 1941.

The “biggest idiot on a ladder” can now be revealed following the largest ever response to the latest annual competition run by the Ladder Association.
The winning Idiots on Ladders picture received nearly 60% more votes than its two joint runners-up.
It showed two men inside the bucket of an excavator which was already around 20 feet off the ground, with one of them footing the ladder in the bucket so the other could climb to the top.
Ladder Association Communications & Social Media Officer, Michael Fern, said: “This year the public sent in more pictures of people working dangerously at height than ever before, and some of the pictures were among the most unbelievable we have seen.
“Along with the winner, one of the runners up also showed a ladder being used from inside an excavator, hinting at how worryingly common even ideas as ridiculous as these can be.
“Idiots on Ladders is a great reminder of the importance of training.
“Its message is clear – if you are using a ladder you must make sure that you are competent, otherwise you really are taking your life in your hands.”

Willmott Dixon has secured detailed planning consent to deliver a new 20,000 football stadium for Brentford FC, together with 648 new homes.
The builder’s residential development arm Prime Place is delivering the project in partnership with the club using the homes to help pay for the new stadium.
Around seven new residential buildings rising to 15 floors will be located on a ten-acre site on Lionel Road South, close to Kew Bridge.
More than 300 will be sold with the remaining and for private rental through Willmott Dixon’s PRS specialist Be:here.
Brentford FC is awaiting the outcome of a public inquiry before construction of the new stadium can begin, after the Capital Court, which owns a key parcel of land for the homes, objected to the compulsory purchase of the land.
The club still hopes to move from its current Griffin Park home, where it has played since 1904, to the new stadium in time for the 2018/19 season.
Contractor Buckingham Group is understood to be lined up to build the new stadium. On completion of the stadium, Brentford FC – nicknamed ‘the Bees’ – will relocate from Griffin Park.
Prime Place has already secured full planning consent to develop a further 75 family houses for private sale on the Griffin Park site, including a memorial garden to celebrate the history of the football ground.
Brian Brady, managing director of Prime Place, said: “We’re delighted to get the green light from Hounslow Borough Council and are looking forward to working closely with Brentford FC to deliver a superb new stadium for the Bees and badly-needed housing in Brentford.”

As a local business, you understand that first impressions are an important part in drawing in new customers. What does your current parking lot say about your business?
Is it clean and free of debris, cracks and potholes? Or do customers feel bumps and cracks as they find a place to park on the faded, worn cement?
Consider the importance of making a great first impression and add a line item in your 2016 budget to install a new asphalt parking lot. Don’t be discouraged to take on a big paving project. While parking lot installation can be a daunting process, doing your research and educating yourself on the do’s and don’t of asphalt installation can help you ease your worries.
With 75 years of experience, here are three things we think every business should know before installing a parking lot.
There are many qualities to look for when choosing the right contractor to serve your asphalt paving needs. However, some of the most important qualities are their experience doing projects of a similar size and scope and their focus on quality customer service to meet your needs.
Parking lot construction zoning laws and standards can vary city to city. Before moving forward with any construction, make sure to get approval from the city and obtain any required permits. A reputable asphalt contractor in Milwaukee or Madison will know how to start your project, and should be able to answer any questions you might have regarding asphalt paving.
In addition, a reputable contractor will have no problem showcasing their work and providing you with case studies and client testimonials. In addition, you should do your research to see how they rank amongst the competition -- whether it is reviews from the Better Business Bureau or on their own company website, you should get a sense of their attention to detail and customer service. Are they providing educational material to help you make informed decisions? Do they have online request a quote forms, making it easy for you to get the information you need.
The top layer of a new asphalt surface is going to look beautiful, but it is what lies underneath that could cause problems. Proper installation of the parking lot sub-base is the most important step in ensuring the structural integrity and proper drainage of any asphalt surface. The sub-base supports the asphalt pavement, and helps prevent shifting, cracking and sinking of the paved surface.
Similarly to asphalt pavement, the sub-base needs to be able to withstand changing climate and other factors that might affect its durability. Depending on its condition, a process called stabilization can be done to fortify the sub-base of a parking lot before laying asphalt. A well-installed sub-base increases the longevity and durability of any asphalt parking lot.
Did you know that asphalt is one of the most recycled products in the country? In fact, out of more than 100 million tons that is used each year to rebuild roads, 95% is derived from recycled asphalt. Additionally, other waste products such as oil, asphalt shingles, and concrete can be repurposed into new asphalt pavement. However, this is just one example of how ‘green’ asphalt paving can be. A similar example is the use of porous asphalt.
At Wolf Paving, we often use porous or permeable asphalt pavement for new parking lot surfaces. Porous asphalt is a paved surface that allows water to permeate through the surface, rather than runoff the sides of the pavement. As a result of the permeable nature of porous asphalt, the pavement prevents pooling water and also works as a filtration system. As water enters the pavement and flows through, toxins are removed by the sub-base. This allows for the cleaner, uncontaminated water to flow back into the ground as nature intended.
According to an article published by the Milwaukee Journal Sentinel, “Converting one acre of old-style concrete or asphalt parking lot to a porous design captures up to 435,600 gallons of storm-water.” Using porous asphalt helps reduce sewage overflow and has a positive affect on the local environment.
We hope you found this information helpful in your decision to develop an asphalt parking lot. If there are any questions you might have, or things you might want to add, feel free to leave a comment below.
With 75 years of asphalt paving experience, from highways to driveways, we are your local source for all of your asphalt paving needs.
